Property spruikers named and shamed – Ben Kingsley

Property spruikers named and shamed – Ben Kingsley

More than 86 property spruikers have been nabbed in a co-ordinated effort to stop promoters duping investors with unfair rent-to-buy schemes and “free” investment seminars.

Kevin talks to Ben Kingsley, Chair of Property Investment Professionals of Australia, about the findings, the culprits and how you can protect yourself against these schemes.

I know that PIPA is trying to get the full list from the Office of Fair Trading but at this stage, unfortunately, we can only mention the ones we mentioned in the interview.

We will publish the list as soon as it is available and it will also appear on the PIPA site http://www.pipa.asn.au

There is good information on the PIPA site to help identify scammers.

I hope you added the victorian state trustees in the list. Going under the name of GOVERNMENT PROPERTY TRUST they stole $186000000 from mum and dad investors, and they lost the lot. My partner lost over $1000000 and no one wants to do anything about it.

This interview was extremely skewed and exaggerated. Let me balance it for you. Read below and ask yourself this question; “Is this the type of person they described in the radio article I just listened to?”

    This is my property education;

I was educated by a very well known PIPA member company, Destiny Financial, founded by Margaret Lomas.
I was also educated by Rick Otton in Vendor Finance.
I have also been educated by a very good developer and development trainer, Nhan Nguyen.
I have been educated by Dominique Grubisa in strategies that involve a mixture of all the above, including negotiating with banks/financiers for distressed property and renovation for profit.
I have completed a Cert IV in Mortgage Broking and Finance and am working towards Credit Representative.
I am a licensed Real Estate Agent.
I continually educate myself in all matters property and finance.
I have two university degrees that have nothing to do with finance or property.
I also apply my knowledge with my own investments to build wealth for my family.
I own multiple “buy and hold” investment properties that are cashflow positive.
I have completed renovation, small development and vendor finance properties both on my own and with JV partners and property project managers. (JV partners and property project managers bring far more reward in every way.)
I am a good, moral person that seeks win-win for everyone involved.

Through consistent application of this education, and taking action, I have built a portfolio of cashflow positive properties, made instant capital gains of over 30% return on capital in 3 mths or less, I have participated in Joint Ventures with other like-minded investors. And I have helped distressed homeowners get out of bad investment properties whilst helping keen new homeowners to buy these same homes. I haven’t lost money on a single investment, nor has anyone I have worked with.
I have met (and joint ventured with) investors like me that have made over $100k on investments involving only $300-400k total investment. It takes massive, dedicated effort, guts, application of knowledge, overcoming fear, dealing with failure and taking action. Lots of action.

I’ll ask again, “Is this the type of person they described in the radio article I just listened to?”

If your honest answer is “no”. Then ask yourself, “Is it possible the radio article is not sharing a knowledgeable, balance viewpoint on the topic of vendor finance?”

    Be honest with yourself please.

Hi, I have also done Nhan’s Mentorship and Cheries RFP course and have implemented their strategies. I was hoping you could provide feedback on your experience using Dominique Grubisa’s system of purchasing from sellers motivated by the 3 D’s? Do you recommend it? Can you elaborate on it’s effectiveness?

Thanks Summer. I have not been to one of Dominique’s seminars but I guess like everything you need to attend with an open mind and work out if it is the right strategy for you. I don’t personally recommend any system or course but we are happy to support those we give publicity to, as I believe it gives investors the opportunity to be educated by a wide variety of speakers. Hey Kevin, it would be interesting to see the list.

I hope Dominique’s name doesn’t appear on it as I personally know people I met at Stuart’s Zadel’s seminar which have made a lot of money from her strategies, even in bad markets. Check out Jason and Hayley’s story on my site http://www.bestpropertydevelopmentcourses.com.au/

They found the deals using her strategy and used a money partner to buy and renovate. This resulted in $60,000 profit from no money down. It’s not easy but possible.

Yes, I do promote her course and I’m happy to do so as there are a lot of people who have been successful in real estate from her.

wendy scott you have NOT made a bad decision, Dominique is the real deal. She could not keep her law licence if she was found to be shonky.
this list is still not available over 2 years after it was publicised. I think it was just a scaremonger tactic from some unprofitable business people.
